Refine your criteria and search area - Too wide a catchment area usually proves time consuming and ineffective. It's difficult to compare ‘like for like' in areas that differ greatly on price. Weigh up what you need and what you'd want from your next home; most buyers end up making compromises, whatever their budget.

Advice to Sellers

Prepare your property for marketing - Clear out cupboards, lofts, garages & sheds; take a trip to the recycling centre or charity shop. Perhaps tackle some outstanding DIY jobs, but resist refurbishing the whole property; at least until you’ve sought the advice of a reputable Estate Agent. Some 'improvements' will have little or no effect on the speed of a sale, or the price achieved.

HIPs

HIPs were devised by the Government in a bid to speed up the selling process. As proposals went through Parliament a ‘green policy’ was introduced, in the form of the Energy Performance Certificate (EPC). In time, every home that changes hands in England will be assessed and rated for its carbon emissions. The EPC will also give advice on how to improve the property’s energy efficiency.
