Landlord Charges – Letting Services

Tenant Find

60% plus VAT (i.e. 72%) of one month of the agreed Rent payable, due in full at the commencement of the Tenancy.

Subject to a minimum Fee of £500

Letting & Rent Collection

8% plus VAT (i.e. 9.6%) of the agreed Rent payable, which is due monthly or according to the agreed Rent period.

Subject to a minimum Fee of £500.

Letting & Property Management

14% plus VAT (i.e. 16.8%) of the agreed Rent payable; which is due monthly or according to the agreed Rent period.

Subject to a minimum Fee of £900

Short Letting (inclusive of Property Management)

20% plus VAT (i.e. 24%) of the agreed Rent payable for the entire term and any Renewal / Extension due in full at the commencement of the Tenancy and any Renewal / Extension.

Subject to a minimum Fee of £1,500.

New Tenancy Set Up Fee

£300 plus VAT (i.e. £360) (Not available for Tenant Find service)

(includes Chase Buchanan’s standard Tenancy Agreement template, up to four Referencing checks and initial Right to Rent verification)

Tenancy Renewal Agreement Fee

£150 plus VAT (i.e. £180)

Statutory Periodic Tenancy Admin Fee

£125 plus VAT (i.e. £150)

Referencing Fee

£35 plus VAT (i.e. £43) is payable in respect of each reference conducted for each individual Tenant, Occupant or Guarantor per Tenancy.

Deposit Registration Fee

£50 plus VAT (i.e. £60) where we are instructed on the Tenant Find or Letting & Rent Collection Services.

Inventory Fees

The cost of an inventory make, check in and/or check out inspection is dependent upon the size of the Property, usually between £125 - £298 plus VAT per report and/or inspection.

Gas Safety Check

£100 plus VAT (i.e. £120) per check

Gas Safety Check including boiler service

£120 plus VAT (i.e. £144)

Portable Appliance Test (PAT)

From £120 plus VAT (i.e. £144) depending on the number of appliances.

Electrical Installation Condition Report (EICR)

From £220 plus VAT (i.e. £264) depending on the number of bedrooms and circuits.

Energy Performance Certificate (EPC)

£90 plus VAT (i.e. £108)

Legionnaires Assessment

£120 plus VAT (i.e. £144)

Smoke and Carbon Monoxide Alarms Installation

£60 plus VAT (i.e. £72) per alarm

(includes battery powered alarms only)

Paperwork to be prepared and submitted to the TDS

£150 plus VAT (i.e. £180) per dispute

(included within the Letting & Property Management Service)

HMO, Additional or Selective License Application Handling Fee

£300 plus VAT (i.e. £360) per application

Property Visits as  required for  the licensing application

£60 plus VAT (i.e. £72) per visit required

Right to rent re-check Fee

£12.50 plus VAT (i.e. £15) per check

Refurbishing The Property

Arrangement Fee of 10% plus VAT (i.e. 12%) of total net VAT costs.

Subject to a minimum Fee of £250.

Rent Protection Service

Subject to a maximum Rental of £10,000 per calendar month and separate terms of business.

The fee is based on the gross monthly rent as agreed in the tenancy agreement:

Up to £1,500pcm                   - £32 incl VAT per month

£1,501pcm - £2,500pcm    - £42 incl VAT per month

£2,501pcm - £3,000pcm    - £48 incl VAT per month

£3,001pcm - £4,000pcm    - £58 incl VAT per month

£4,001pcm - £5,000pcm    - £96 incl VAT per month

£5,001pcm - £10,000pcm    - 4% incl VAT per month

Overdue Fees

Subject to interest of 4% above the base lending rate of Barclays Bank calculated on a daily basis from the day due until payment in full is made.

Anti-Money Laundering and Identification Checking Fee

£15 plus VAT (i.e. £18) per check

Deposit Transfer arrangement Fee

£60 plus VAT (i.e. £72) per transfer

Additional annual statement

£50 plus VAT (i.e. £60)

Transfer of funds to HMRC on behalf of Non-resident Landlords

£150 plus VAT (i.e. £180) per quarter

Same day payments and payments to overseas accounts

£20 plus VAT (i.e. £24) per payment

Miscellaneous Duties (Waiting at The Property, Arranging key cutting etc.)

£60 plus VAT (i.e. £72) for the first hour and thereafter £30 plus VAT (i.e. £36) per hour
