Chase Buchanan’s ‘Sale Ready’ service helps sellers achieve a quicker, smoother sale by using our trusted legal partner – Leadenhall Law Group (LLG) – to complete pre-sale checks and compile a legal pack of essential documents and paperwork required for the sales process.
This includes:
Compiling a pre-contract pack ready to send to the buyer’s solicitor once an offer is accepted
Requesting and reviewing the property’s Title Register and Title Plan from Land Registry
Identifying errors or potential issues with the Title Register and Title Plan and working with Land Registry to rectify
Completing mandatory ID checks
Providing guidance on, and responding to, the Law Society Protocol forms
Contacting managing agents (where applicable) for their information pack
Reviewing the head lease (if applicable) for restrictions and advising on lease lengths/extension
Checking if a deed of covenant/license to assign is required– Advising on EWS1 status, Fire Risk.
